Omokoroa Town Centre
SEPTEMBER 2022 UPDATE:
We are about to enter the next stage of the Ōmokoroa Town Centre development at 404 Ōmokoroa Road.
It is important to us that we maintain open lines of communication with the community regarding any potential concerns or complaints so that we can address them as quickly as possible, contact details for such are provided below.

Here's what you need to know:

Earthworks are set to commence this month (October 2022), a large-scale operation that is expected to take a minimum of two years. Sabre Construction is contracted to carry out these works.

Earthworks on the site will occur only during the summer earthworks period (September through to May), between the hours of 7:30m and 6:00pm Monday to Saturday. We do not anticipate the need for night/weekend work, however should an emergency arise, we would utilise these times to rectify any issues. Neighbouring properties who may be affected by this would be notified.
Dust:
We understand the neighbouring residents will have concerns regarding dust, particularly over the drier months. Dust will be managed by water cart and there is adequate water supply available for the proposed works. Regular monitoring of the dust generated on site will be undertaken, Sabre Construction will take a proactive approach to avoid and/or minimise dust throughout this stage of the project.
Noise/Vibration:
Residents may also have concerns around noise levels. Noise from earthworks machinery is largely unavoidable, however it will be contained within working hours and will be managed to a minimum wherever possible. A noise vibration management plan has been prepared and the earthworks must operate within the New Zealand standards for construction noise.
Traffic Management:
A traffic management plan has been prepared and any works within the Ōmokoroa Road corridor will be approved by the Western Bay of Plenty District Council prior to their establishment. This plan is primarily related to maintaining safe access to the construction site and ensuring that appropriate measures are in place to protect the public, particularly pedestrians and cyclists using the adjacent shared walkway/cycleway.

JUNE 2021 UPDATE:
Together we celebrate this step, the first of many big ones to come
Detailed design and planning for a future Omokoroa Town Centre can now officially commence!
Resource consent was granted for the project on 10 May by independent commissioners appointed by the Western Bay of Plenty Council. The window to appeal the decision with the Environment Court expired on the 31 May 2021, with no appeals lodged.
We are pleased we can now proceed with certainty on planning and preparing our 5.3hectare site at 404 Omokoroa Road, for development.
We are grateful the independent commissioners had the conviction to approve consent for an application driven by a locally owned and community invested company.
With Land Use and Subdivision consent granted it means we can shift to the next stage of planning. Reiterating that development will be staged in response to demand, we will be reviewing the commercial application of consent conditions in the detailed design process, from there we will be set to begin negotiations with interested tenants.
The mixed-use commercial town centre will feature staged development of retail space, cafes, restaurants, accommodation, childcare, offices and a civic centre. Residential dwellings and reserve areas are also included.
The Omokoroa community can expect to see some low-level activity on-site over the coming months as we progressively cease operating the site as a kiwifruit orchard and start ground preparation in readiness for future roading and infrastructure services.
With multiple community projects due to commence on the peninsular including the neighbouring school, we will continue to focus on remaining transparent with all stakeholders involved.

We have spent extensive time planning and consulting to create just this. We have undertaken Urban Designs, Transportation Assessments, Geo technical and Archaeological reports just to name a few - all who agree 404 Omokoroa Road is the ideal place for a community hub.
